Whether you live in Hinsdale or almost anywhere in the Chicago area staging is a word you should know.
Staging, staging, staging…we are through the holidays and now is the time to clean out, de-clutter, rearrange and spiff up in preparation for a spring listing market.
After curb appeal, staging is the single most important factor in getting buyers into your home. Almost 100% of potential buyers begin their search online and will rule a home in or out by the photos. It should be evident the purpose of every room when visiting a home.
Walking into a freshly painted and uncluttered home will automatically create a positive vibe with buyers. Listen to your Realtor and de-personalize your home as much as possible. Remove family photos, memorabilia and anything that depicts your individual tastes that would distract a buyer’s attention. A must is removing any type of personalized murals or wall coverings.

- De-clutter and CLEAN
- Stage properly by removing extra furniture and optimize the space
- Paint is the most effective way to say “fresh and new” and well-maintained
- Curb appeal….you must get them into the house first…the outside indicates how well the home has been cared for
- Price appropriately (this is probably #one).
Do not “chase” the market by starting high and thinking you can always come down. You waste time, energy and create stress. Listen to your Realtor and look at comparable sold properties….you will not get more than they did!!!!!!

Homes in Hinsdale by Famed Achitect Harold Zook
One of the great things about my job of being a Hinsdale Realtor® is getting to go into and sell some pretty amazing homes in the area.
I have always been fascinated by the work of Harold Zook. Architect Zook built several homes in the Hinsdale area which carry his “signature” spider web designs and chevron patterns incorporated into the home. He was to Hinsdale what Frank Lloyd Wright was to Oak Park an artist, not just an architect.
Probably the most recognizable work of Zook’s is Katherine Legge Memorial Lodge in Hinsdale, IL. Fifty two 52 acres of woodland beauty create a setting year-round for residents and non-residents to hold private and corporate events. Built by Harold Zook in 1927 the English style building was dedicated as a retreat for women employed at International Harvester.
Architect Zook built several homes in the Hinsdale area which carry his “signature” spider web designs and chevron patterns incorporated into the home. I have had the pleasure to view the inside of several of them. In fact there is currently one on the market now. Harold Zook designed home for sale. Hinsdale Real Estate Offers New Opportunities
Two years ago buying a home in Hinsdale seemed like it was out of reach. You could not even enter the Hinsdale market under $700,000 or $800,000. If you could find a home in that price it probably needed some work.
Things have changed.
Today you can find a nice “starter” home in a great neighborhood in the $500,000′s and $600,000′s.
My research shows that in the last 12 months 54 homes were sold in Hinsdale between $500,000 and $800,000 with an average price of $654,628.
Luxury homes have continued to sell and in fact 70 homes were reported sold in the last 12 months between $1,000,000 and $2,000,000 with an average price of $1,309,075.
